As I have written before,  there are great buying opportunities in new buildings.  Unlike 2005, when there were oceanfront condos all along the coast to choose from,  in 2011 there are just a few  new direct oceanfront projects left.  Those opportunities are rapidly selling and in anticipation of the coming season the few developers are raising their prices.  Trump Towers Sunny Isles is more than 70% sold out.   The location of Trump Towers is ideal.  It is situated minutes from all the great dining, shopping and cultural opportunities Miami has to offer.  Prices today will run around $620 per square foot for the few units that are left.Right down the street across from the Haulover Park is Bal Harbour  prices per square foot will be several hundred dollars higher.  The direct oceanfront units are just under 3000 square feet and offer that fabulous “Wow Factor”.  Other units available offer great ocean and intracoastal views. The high floors with intracoastal views are truly spectacular.  These most desirable units are selling fast and inventory is dwindling.

The other new construction opportunity that is quite exceptional is Trump Hollywood. The building hosts only 200 residences and offers the most outstanding common areas and amenities. Finishings of the building and the units are outstanding.  The building also offers true concierge service to attend to any resident request.  Sales have been very  strong with some of the specific lines sold out.

The developers have found that offering finished models is very desirable for out of town buyers.  The inventory of developer units are primarily decorator ready or unfinished as soon as they finish a model complete with flooring, window treatments, furniture and accessories they sell immediately.  It is certainly understandable.

The there  is the most exceptional new development along the coast, The St.Regis Residences in Bal Harbour. Occupancy is targeted for the end of 2011.  Sales are going to really take off  the closer the project comes to completion. Buyers will be able to see the outstanding finishes and have a feel for the 5 star service,  all timed to peak season in South Florida.

Canyon Ranch Miami Beach is another project that has units offered by the developer.  Canyon Ranch offers a lifestyle of health and wellness that is unsurpassed.

There are a few unfinished units left at the Sonata Beach Club in Pompano Beach.  This boutique building has only 65 residences.  The units are large two bedroom plus den residences averaging less then $280 square foot.  Pompano Beach is a quiet town situated in the northern part of Fort Lauderdale.

The only new oceanfront condo development planned is in Hollywood by Jorge Perez.   Apogee Beach  is new right near the Beach Club in Hallandale Beach. This 22 story project will offer units starting at $350 per square foot. Floor plans offered will include direct oceanfront flow through units averaging 2300 square feet  as well as 5 bedroom penthouse well  over 5000 square feet.  This will be the only brand new oceanfront project getting ready to break ground in quite a while.

There has been a tremendous reduction in inventory as buyers from around the world have been buying the premier oceanfront properties along the South Florida coast.  The few developer properties available present attractive buying opportunities with good prices on great real estate.
